Term And Condition

BruPages Terms and Conditions

Last updated: 25 September 2026

1. Introduction

These Terms and Conditions (“Terms”) govern access to and use of BruPages, an online business and government agency directory operated by Trex Enterprise in Brunei Darussalam.

By creating an account, submitting a listing, purchasing a service, connecting a social media account, or otherwise using BruPages, you agree to these Terms and our Privacy Policy. If you do not agree, you must not use BruPages.

2. Eligibility and Authority

You must have the legal capacity to enter into these Terms. If you create, claim, verify, or manage a listing on behalf of a business, organisation, or government agency, you confirm that you have authority to act on its behalf.

BruPages may request documents or additional information to verify your identity, authority, or relationship with a listing.

3. BruPages Services

BruPages may allow users to:

  • Browse and search for businesses and government agencies;
  • View public listing and contact information;
  • Create or claim a listing;
  • Manage business or government agency information;
  • Add branches and team members;
  • Connect Instagram or TikTok and select social media content for public display;
  • Purchase subscription plans or advertisements;
  • View listing and advertising analytics;
  • Submit reviews, claims, disputes, or support requests; and
  • Use other features introduced by BruPages.

Features may vary according to listing type, subscription plan, verification status, eligibility, and availability. BruPages acts as a directory and connection platform. Unless expressly stated otherwise, BruPages is not a party to transactions or communications between visitors and listed organisations.

4. Accounts and Security

You agree to provide accurate, complete, and current information; maintain the security of your account credentials; use your own account and not impersonate another person; notify BruPages promptly of suspected unauthorised access; keep your contact information up to date; and accept responsibility for activity performed through your account.

You must not share passwords, authentication codes, payment credentials, or social media access tokens with unauthorised persons. BruPages may require email verification, mobile verification, two-factor authentication, or other security checks.

5. Listings

5.1 BruPages-created listings

BruPages may create directory listings using publicly available information. The existence of a listing does not mean that the business or organisation has registered with, endorsed, or been verified by BruPages.

5.2 Claiming a listing

A person claiming a listing must have authority to represent that business or organisation. BruPages may approve, reject, suspend, or request additional evidence for a claim. Submission of a claim does not guarantee approval.

5.3 Government agency listings

Government agency listings may be subject to administrative review and verification. A “Government Verified” label means the listing passed BruPages’ internal verification process. It does not mean that BruPages acts for, is endorsed by, or is part of the Government of Brunei Darussalam.

5.4 Listing responsibilities

You are responsible for ensuring that listing information is accurate, lawful, appropriate for public display, kept reasonably current, submitted with all necessary permissions, and free from content that infringes intellectual property, privacy, confidentiality, or other rights.

BruPages may correct, hide, reject, or remove inaccurate, unlawful, misleading, unsafe, or inappropriate content.

6. Instagram and TikTok Integrations

BruPages allows eligible listing owners to connect Instagram or TikTok through the official authorisation process provided by the relevant platform.

6.1 Instagram

BruPages may retrieve authorised Instagram profile and media information and allow you to select posts for display on your BruPages listing. BruPages does not use the Instagram connection to publish, edit, or delete content on Instagram.

6.2 TikTok

BruPages uses TikTok Login Kit and the TikTok Display API to retrieve authorised profile and video information and allow you to select videos for display on your BruPages listing. BruPages does not use the TikTok integration to upload, publish, edit, or delete content on TikTok.

6.3 Your responsibilities

You confirm that you own or are authorised to connect the social media account, have permission to display the imported content, the content complies with these Terms and applicable law, the content does not infringe third-party rights, and your use complies with the relevant platform’s terms.

You may disconnect the social account at any time. Disconnecting BruPages does not delete or modify the original content on Instagram or TikTok. BruPages may hide imported content, including content previously selected by a listing owner, where moderation or legal action is necessary.

Instagram and TikTok are independent third-party platforms. Their availability, API operation, token duration, content URLs, and policies are outside BruPages’ control.

7. User Content and Licence

You retain ownership of content that you submit or connect to BruPages. You grant Trex Enterprise a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, resize, format, display, and distribute that content only as reasonably necessary to operate BruPages, display and promote your listing, provide subscribed services, produce thumbnails and optimised images, show selected social media content, and market the BruPages directory and its listed businesses.

This licence ends when the content is deleted from BruPages, except where retention is legally required or content remains in backup or compliance records for a limited period.

You must not submit content unless you have all necessary rights and permissions.

8. Acceptable Use

You must not:

  • Use BruPages for unlawful, fraudulent, deceptive, or abusive purposes;
  • Impersonate another person, business, or government agency;
  • Claim or manage a listing without authority or submit false verification documents;
  • Upload malware or harmful code;
  • Attempt to bypass security, rate limits, permissions, or access controls;
  • Scrape or systematically extract BruPages data without written permission;
  • Interfere with the operation of the website or harass users, businesses, employees, or support personnel;
  • Publish defamatory, discriminatory, obscene, or illegal material;
  • Infringe intellectual property, privacy, or confidentiality rights;
  • Manipulate analytics, clicks, impressions, reviews, or rankings;
  • Use automated accounts or bots without written approval; or
  • Resell access to BruPages services unless expressly authorised.

BruPages may investigate suspected violations and cooperate with lawful requests from relevant authorities.

9. Reviews and Communications

Users are responsible for reviews, messages, and other content they submit. Reviews must reflect genuine experiences and must not contain false or misleading statements, threats or harassment, confidential or personal information, spam or undisclosed advertising, or content that infringes another person’s rights.

Listing owners may respond to reviews but may not misuse the response function to intimidate reviewers. BruPages may moderate or remove reviews and replies that violate these Terms.

10. Subscription Plans and Automatic Renewal

Some BruPages features require a paid subscription. The applicable price, billing period, included features, and renewal terms will be shown before payment.

Where automatic renewal is enabled, you authorise the payment provider to charge the selected payment method. Renewal will occur according to the displayed billing period. You must maintain a valid payment method and may stop future renewal through the available downgrade or cancellation process before the next renewal date.

Downgrading or cancelling automatic renewal does not normally provide a refund for a period that has already started. BruPages may revise plan prices or features with reasonable notice. Changes will not retroactively alter a completed payment.

11. Payments and Saved Cards

Payments may be offered through CyberSource, PayPal, manual bank transfer, or other payment methods displayed by BruPages. Payment services are also governed by the payment provider’s terms and privacy policy.

BruPages does not receive or store full payment card numbers or card security codes. Where saved cards are enabled, the payment provider may issue a token that allows the card to be used again. BruPages may store that token and limited card information such as brand, last four digits, expiry date, and cardholder name.

You are responsible for ensuring that you are authorised to use the selected payment method.

12. Refunds

Except where required by law, payments are generally final once the relevant service has been activated or advertising has started. A refund may be considered where a duplicate charge occurred, a verified technical error caused an incorrect charge, payment was completed but the purchased service was not provided, or BruPages determines that a refund is otherwise appropriate.

For eligible non-advertising transactions, refund requests should be submitted within 24 hours of payment. Advertising purchases and campaigns that have started are generally not refundable because impressions, placement, or other advertising resources may already have been consumed.

Refund requests must be sent to brupages.bn@gmail.com with the relevant invoice or transaction reference. Approval of a refund remains subject to verification, applicable law, and any payment-provider restrictions.

13. Advertising and Analytics

BruPages may provide paid advertising and performance analytics. Analytics may include impressions, clicks, visits, interactions, and aggregated performance information.

Analytics are estimates and may be affected by browsers, device settings, connectivity, automated-traffic filtering, cookies, or technical limitations. BruPages does not guarantee a particular number of customers, enquiries, sales, impressions, or clicks.

Advertisements must be accurate, lawful, and suitable for the selected audience. BruPages may reject, pause, or remove an advertisement that violates these Terms or applicable law.

14. AI-Generated Recommendations

BruPages may provide AI-generated summaries, scores, observations, or recommendations based on listing and analytics information. These outputs are provided for general informational purposes only. They may be incomplete or inaccurate and do not constitute legal, financial, accounting, marketing, or professional advice. You remain responsible for decisions made using an AI-generated recommendation.

15. Intellectual Property

BruPages, its software, design, branding, layout, databases, and original content are owned by or licensed to Trex Enterprise and are protected by applicable intellectual property laws.

Except as permitted by law or with prior written permission, you must not copy, reproduce, modify, distribute, sell, sublicense, reverse engineer, or create derivative works from BruPages.

Third-party names, logos, trademarks, posts, videos, and other content remain the property of their respective owners.

16. Third-Party Services

BruPages may rely on or link to third-party services, including payment processors, social media platforms, authentication providers, mapping services, email providers, hosting providers, and external business websites.

BruPages does not control and is not responsible for third-party availability or outages, changes to third-party APIs, expired social media tokens or media URLs, third-party content, third-party security or privacy practices, or transactions conducted outside BruPages. Your use of those services may be subject to separate terms.

17. Accuracy and No Endorsement

BruPages makes reasonable efforts to maintain accurate directory information but does not guarantee that every listing, review, social media item, price, opening hour, contact detail, or other item is complete, current, or error-free.

Unless expressly stated, inclusion in the directory is not an endorsement, certification, partnership, or recommendation by Trex Enterprise. Users should independently verify information before making purchasing, travel, employment, contractual, or other decisions.

18. Suspension, Deactivation, and Termination

BruPages may limit, suspend, or terminate an account, listing, advertisement, or feature if these Terms are breached; information is false or misleading; a listing is claimed without authority; payment is overdue or reversed; the service is used unlawfully or abusively; security or fraud risks are identified; a social platform revokes authorisation; removal is required by law or a platform provider; or continued access may harm BruPages or another person.

When a user voluntarily deactivates an account, BruPages normally provides a 30-day recovery period before permanent deletion.

Permanent account deletion does not necessarily remove factual business information from the public directory. A listing may be released as an unclaimed listing, and financial records may be retained where required for accounting, audit, dispute, or legal purposes.

19. Disclaimer of Warranties

To the maximum extent permitted by law, BruPages is provided on an “as available” and “as is” basis.

Trex Enterprise does not warrant that BruPages will always be available or uninterrupted, every error will be corrected, listings or user content will always be accurate, a subscription or advertisement will produce a particular result, or third-party integrations will remain available.

Nothing in these Terms excludes rights or warranties that cannot lawfully be excluded.

20. Limitation of Liability

To the maximum extent permitted by law, Trex Enterprise will not be liable for indirect, incidental, special, exemplary, or consequential losses arising from reliance on listing or review information; interactions with a listed business or organisation; third-party websites or platforms; loss of access to an Instagram or TikTok integration; expired or unavailable third-party media; unauthorised account use caused by your failure to secure credentials; business interruption; lost profits or opportunity; or loss of data.

Nothing in these Terms limits liability where limitation is prohibited by law, including liability arising from fraud or wilful misconduct.

21. Indemnity

To the extent permitted by law, you agree to indemnify Trex Enterprise against reasonable losses, liabilities, claims, and expenses resulting from content you submit, your misuse of BruPages, your infringement of another person’s rights, your unauthorised management of a listing, or your breach of these Terms.

This section does not apply where the relevant loss was caused by Trex Enterprise’s own unlawful conduct.

22. Privacy

Our collection and use of personal data are governed by the BruPages Privacy Policy. The Privacy Policy explains the information processed through accounts, listings, payments, analytics, Instagram, TikTok, and other features, as well as how to request access, correction, disconnection, or deletion.

23. Changes to BruPages or These Terms

BruPages may modify, suspend, or discontinue features where reasonably necessary. We may update these Terms to reflect changes to our services, third-party integrations, business practices, or legal obligations.

Material changes will be published with a revised “Last updated” date and, where appropriate, may also be communicated through the website, dashboard, or email. Continued use after the revised Terms take effect constitutes acceptance of the revised Terms.

24. Governing Law and Jurisdiction

These Terms are governed by the laws of Brunei Darussalam. Subject to any mandatory dispute-resolution rights under applicable law, disputes arising from these Terms or BruPages will be subject to the jurisdiction of the courts of Brunei Darussalam.

25. General Provisions

If any provision of these Terms is found invalid or unenforceable, the remaining provisions will continue in effect. A failure by Trex Enterprise to enforce a provision is not a waiver of that provision.

You may not transfer your account or rights under these Terms without written permission. Trex Enterprise may transfer its rights and obligations as part of a lawful restructuring, merger, or transfer of the BruPages business.
